Lucas, Texas - homes and real estate in Lucas

Lucas Real Estate, Your Lucas Realtor

Country acreage living with top-rated Lovejoy schools

Lucas is a semi-rural city in south-central Collin County, about 30 miles northeast of downtown Dallas, where country living sits within reach of the metroplex. Almost everything in Lucas is on acreage, with most homesites between one and three acres and many homes well over 3,000 square feet, which gives the city its spread-out, horse-friendly character even as it has filled in and modernized. Most of Lucas falls within top-rated Lovejoy ISD, one of the highest-ranked districts in Texas, with a small portion in Allen ISD, so the schools are a major draw. Bordered on its eastern edge by Lake Lavon, Lucas trades the density of its neighbors for land, privacy, and quiet. It is a low-volume luxury market: relatively few homes sell in any given month, so prices swing more than they do in the big master-planned suburbs, and homes can take longer to sell, which can give a patient, well-prepared buyer real room to negotiate. Even as it has grown, Lucas keeps its country character: longtime fixtures like Lucas Food Mart, a genuine feed, bait, and grocery store with a deli counter locals have leaned on for years, ground the town in its rural roots, and the famous Southfork Ranch, the Ewing Mansion from the television series Dallas, sits just down the road in neighboring Parker.

Kristy's Local Tip

"Lucas is about land and schools. If you want acreage and a top-tier district without leaving Collin County, this is one of the few places that delivers both, but two things trip buyers up. First, the school district is not automatic: most of Lucas is Lovejoy ISD, but a slice feeds Allen ISD, so I confirm the exact campus assignment against the district map and county records before you ever fall for a house. Second, this is a thin market. Far fewer homes sell here than in Allen or McKinney, so a single high or low sale can move the 'median' a lot, and well-priced acreage homes still move while overpriced ones sit. Bring me the address and I will tell you what truly comparable acreage properties have closed for, and which district and campus it actually feeds, so your offer is grounded in real numbers."

Lucas FAQs

What school district is Lucas, TX in?

Most of Lucas is served by Lovejoy ISD, which earned an A in the 2024-2025 TEA accountability ratings and ranks among the very top districts in the state. A smaller portion of the city feeds Allen ISD rather than Lovejoy. Because the district can change by location, confirm the exact elementary, middle, and high school assignment for a specific address against the district map and Collin County records before you buy.

What is the median home price in Lucas, TX?

Lucas is a higher-end acreage market, with recent median sale prices running around $1 million, though the figure swings month to month because relatively few homes sell here. Prices range widely, from roughly $500,000 for smaller acreage homes to well over $2 million for large custom estates. Because the market is thin, I pull truly comparable acreage sales for your specific price range and lot size when you call.

What is Lucas, TX like?

Lucas is a semi-rural city of about 9,000 people, roughly 30 miles northeast of Dallas, known for acreage homesites, horse properties, and country privacy within reach of the metroplex. Most homes sit on one to three acres, and the city borders Lake Lavon on its eastern edge. It offers a quieter, more spread-out lifestyle than neighboring Allen or McKinney while keeping access to their shopping, dining, and employment. Local touchstones like Lucas Food Mart, a longtime feed, bait, and grocery store with a deli counter, give the town its genuine country character, and the famous Southfork Ranch from the TV series Dallas is just down the road in neighboring Parker.

Why are homes in Lucas on so much land?

Lucas developed as a semi-rural community with large-lot zoning, so acreage is the norm rather than the exception. Most homesites run between one and three acres, which is why the city keeps its country, horse-friendly feel even as it has grown and modernized. That land is a big part of the appeal for buyers who want space and privacy without leaving top-rated Lovejoy ISD.

How far is Lucas from Dallas?

Lucas is about 30 miles northeast of downtown Dallas. Most commuters reach US-75 or SH-121 through Allen or McKinney, so plan your drive at your real departure time before committing to an address, since the Collin County corridors back up at rush hour. The tradeoff for the slightly longer drive is acreage and privacy you cannot get closer in.
